1. Early Planning & Feasibility
It all begins with an idea—shaped and sharpened through professional insight.
- Site Evaluation: Understanding the zoning and development restrictions based on your plot location.
- Preliminary Design Concepts: Engaging registered architects (that’s us!) to sketch out what your vision could look like.
- Feasibility Studies: Reviewing legal, environmental, and financial implications of your development goals.
2. Documentation Checklist: What You Need
Before you can break ground, you’ll need to gather and prepare the following documents for submission:
- ✅ Filled PLUPA Forms (Physical Planning and Land Use Planning Act Forms)
- ✅ Architectural Drawings (site plan, floor plans, elevations, sections)
- ✅ Structural Drawings & Calculations — provided in partnership with Preview Precision Limited
- ✅ Surveyor’s Plan — showing plot boundaries and topography
- ✅ Title Deed or Certified Land Ownership Documents
- ✅ Rates Clearance Certificate — confirming your land rates are paid up
- ✅ Land Search Report — from the Ministry of Lands
- ✅ National ID or Certificate of Incorporation & KRA PIN (for companies)

3. Submission to County Government
Once your file is complete:
- 📎 Submit all documents, along with an application letter, to the relevant county department (e.g., Kiambu or Nairobi).
- 💳 Pay required submission fees (based on project size and scope).
- 📝 Await review and feedback. County officials will assess compliance with zoning, safety, and infrastructure provisions.
4. Environmental Approvals with NEMA
If your project meets specific environmental thresholds (especially commercial or large residential developments), you'll need a green light from the National Environment Management Authority (NEMA).
- 🌱 Conduct an Environmental Impact Assessment (EIA) with a licensed consultant.
- 📄 Submit the EIA report, incorporating public feedback where required.
- ✅ Receive the NEMA license, which clears your project for environmental compliance.
5. Engineering & NCA Registration
Construction isn’t just about looks—it must stand the test of time.

- 🏗️ Register with the National Construction Authority (NCA):
- Submit project details
- Register your contractor
- Ensure accredited supervision
6. Utility Planning
Don’t forget the lifelines:
- Water & Sewerage Approvals: Work with county water service providers for connection and compliance.
- Electricity Plans: Liaise with Kenya Power for site servicing and metering.

7. Receiving the Building Permit
After successful reviews from all relevant departments:
- 🎉 You'll receive a Building Permit from the county, authorizing construction.

Inspections are carried out by the NCA and county officers at various stages:
